Thank you for your interest in Precinct Ridge.
Precinct Ridge consists of 14 lots. One of the lots (#10) has been sold and two of the lots now have buildings constructed on them. The remaining 11 lots are fully developed and ready for construction. The site plan has already been approved by the city, so all that remains for the end user is to submit their plans, obtain a building permit and begin construction.
The developed lot prices are $10-$12 per square foot. All sites have utilities, fire lanes and access to Precinct Line, Mid-Cities and Hwy. 26 via Bentridge.
As an example, a 4,200 square foot finished office on Lot #12 could be purchased for approximately $587,000. A typical mortgage payment would be about $3,000 (assuming 75% LTV, 6% loan and a 25 year amortization). If the user would prefer to utilize their own contractor, the lot alone could be purchased for about $200,000.
