June 19, 2009

Construction has begun on buildings 1 and 2.

All prices have been updated to reflect the current state of the market. 

The optometrist is still anticipating starting construction on lot 10 within the next 5 months.

 

 

March 30, 2009

The phase one concrete is 98% complete with the exception of some finish work on drain inlets and manholes.  All of the underground electrical has been installed.

Permits have been approved for buildings 1, 2 and 3.  Plans for these buildings are being aggressively bid in the hopes of bringing the costs even lower than the numbers received two months ago.

September 26, 2008

The site work is complete and the utility contractor has started to install the public utilities.  Weather permitting, the utilities should take about 30 days to complete.

The site is well marketed with 7 different signs at various points on the three streets.  The majority of the calls being received at this point are coming from medical users who are curious about what the development will look like and what options they have as consumers. 

On a somewhat related note, a local banker explained that even though the overall financing market is in a slump, banks are still actively seeking to do owner-occupied loans with professionals such as physicians and dentists.  The banker has been asked to install riders on the bottom of the marketing signs in the hopes of attracting users who may be unnecessarily waiting for the slump to pass.

July 29, 2008

Site work continues to progress.  The necessary trees have been removed and the site is beginning to take shape.  The dirt work contractor has approximately two weeks left of importing material before the utility contractor will begin work.

    

 

July 1, 2008

Construction started on Precinct Ridge on June 19th.  Clearing of the trees has nearly been completed and they have begun to import the necessary fill material.  The dirt contractor estimates that it will take about six weeks to complete the necessary dirt work.  Below are some photos.

         

At this point, the focus is on importing quality fill material and getting the utility and concrete contractors lined up and ready to move when the time comes.  Also, new marketing signs are being installed on many of the lots in order to capture the additional interest that always comes with the commencement of construction. 

 

 

May 16, 2008

On May 15, 2008, SEI Precinct Ridge completed the sale of Lot 10 to a local optometrist.  The optometrist is expected to begin construction in approximately 18 months.

Additionally, the developer has submitted the fifth plan revision to the city engineer and anticipates receiving final engineering approval shortly.  The City of Hurst recently hired a new city engineer and with the sheer size and scope of work required on the Precinct Ridge development, it has taken some time for her to become acclimated and comfortable with the project.  Many of the issues she required clarification on had been discussed with the city in the predevelopment phase, prior to her arrival in Texas.  However, the partnership's engineer has allayed many of her concerns and the project appears to be moving towards the commencement of construction.
